When was the last time you replaced your roof? If you’ve never done a roof replacement and you’ve lived in your home for a long time it might be time to replace your roof. It’s true that in most cases your roof should last between 20-25 years, but in some cases roof replacement is necessary earlier than that. Severe weather, damage from storms, and other factors all play a role in how long your roof will last. If you’re not sure if your home needs roof replacement look for these signs of roof damage and roof failure:
Dark Colored Streaks Or Stains
If you see some green or dark colored stains or streaks on your roof that’s a good indication that you have a lot of algae growing on the roof. Algae and bacteria can eat through the roof over time and cause the roof to weaken. When you start to see those streaks and stans you should have the roof power-washed and then have a professional roofer come to inspect the roof and look for any damage. If the damage isn’t significant you may be able to repair the roof instead of replacing it.
Missing Shingles
Missing shingles or shingles that are warped or buckled are another sign that it might be time for roof replacement. It’s not unusual to see damage to your shingles after a severe winter but damage to the singles can also indicate a roof that isn’t in very good shape anymore. A roofing professional should be able to tell you if the damaged section of the roof can be repaired or if you need roof replacement.
Water Pooling
Unfortunately, you will have to get up on the roof to see this sign, or hire a professional who can get up on the roof to look for pooling or puddling water. If your roof is damaged or not sloping properly you could end up with pools and puddle of water that could eventually leak into your home. Pooling water can also damage your roof if it sits there for a long period of time.
Water Inside The House
When it comes to water getting inside your home being able to see where the leak is coming from is the best case scenario. When you know where the water is coming from you can deal with the problem, which in many cases is a leaking roof. If you notice some small water stains near the ceiling in your home or if you see water dripping in the upper corners of the walls you could have a damaged roof. A professional roofer can inspect your roof to look for cracks or leaks that are allowing water to seep inside your home.
Drooping Or Sagging
Has your room started to shift, sag, or sink? If you have noticed that your roof looks like it’s falling in on itself you probably need roof replacement to fix the situation. New roofs can be expensive, but they will last for 20 years or longer so if you need to replace your roof you’ll have the peace of mind of knowing that your roof should last for a couple of decades.
